Frequently Asked Questions
Our Interior design package is exclusively designed to provide you with everything from the interior to exterior of your home. Your blueprint is inclusive of: Space plans, Elevations, Materials and Finish selections, Tailored Millwork design, Electrical & Lighting Plans, Fixtures & Hardware Selection, Furnishing package, and a complete Construction drawing package. Once you have approved the designs, we pass your complete package over to ours, or your preferred builder to begin the process for construction.
When tearing down an existing structure and wanting to rebuild with a potentially larger footprint, or adding an extension, a land survey takes place as one of the initial steps before we can begin the preliminary design. This fee is in addition to your design proposal. The surveyor will verify data and take precise measurements of your land to identify all the boundaries of land and prepare maps, reports and any legal documents pertaining to your property. After this step is completed our Architect will draft your initial plans and we then begin your design.
From inception of your project to completion of the issued for tender construction package, this can typically take approximately 3-4 months. Once we receive the Issued for tender package back from the builder, we may have some revisions to make to adjust accordingly to your budget, and then we can finalize the Construction package. Depending on the changes to correlate with your overall budget the timeline can vary.
We typically work with a preferred builder that we hand our design packages to for pricing and then to prepare for building the home(s). Alternatively, we can also recommend other builders, or we can also work with your preferred builder.
The furnishing package will be inclusive of everything you need to furnish your home from decorative light fixtures to furniture, artwork, etc. We charge a flat fee for this package that is separately sourced and prepared from your initial home design, but is a part of your overall design budget. Once your construction package is submitted to the builders, we then begin this process and recommend that your furnishings are ordered at least 3-4 months prior to your move in date.
If you choose to provide your own sourced fixtures to the builder, that is something that can be discussed and arranged with the builder when completing the tender package.
Once we complete and submit your construction package and liaise all communications with the builder and additional trades/suppliers, we then make casual site visits to ensure the design is being executed as planned and will do a final walkthrough with you. If you proceed with the furniture package, we will arrange for the interior styling to the very end. You also have the option to hire us on as full-time project managers.
This is a two step process. Step one: the designer will prepare then hand over your construction package = one fee. Step two: the builder will prepare the next steps to build and execute the design = second fee
